About lease renewals

A renewal keeps the same landlord and tenant but starts a fresh term. Pick fixed-term to set a new end date, or month-to-month to continue without one. The generator folds in your state's deposit-return reference so both sides start from the right baseline.

How it works

Fixed term vs. month-to-month renewal

Fixed term: Restarts a set period (often 6 or 12 months) with a defined end date. Good when both sides want certainty.
Month-to-month: Continues indefinitely; either party may end it by giving the notice period the state requires. Good for flexibility.

Does a renewal change my deposit?

Not by itself. The deposit usually carries over; only the term and any new rent change. Your state's return-deadline rules still apply at the end.

Can we switch to month-to-month at renewal?

Yes. Many renewals convert a fixed lease to month-to-month. Either party can then end it with the state-required written notice.
