Choosing a notice type
- Pay or quit
- For nonpayment of rent. The tenant must pay the owed amount or vacate within the state's notice period.
- Cure or quit
- For a lease violation the tenant can fix (for example, an unauthorized pet). The tenant may cure the violation or leave.
- Unconditional quit
- For serious or repeat breaches where the law allows no chance to cure. States limit when this applies.
